Road Works

Kalaru Industrial Estate is serviced by a new bitumen sealed 10.1 metre wide road.

Electrical Supply

A new 500 KVA electrical substation with 3 phase power supply to all Lots.

Water & Sewerage Conditions

Owners to provide their own water tanks and septic system as part of their building construction. For waste water, we recommend a simple concrete pump out septic tank.

Developments Controls and Easements/Covenants

  1. Title – All 15 Lots are freehold title.

  2. Height Limits – Building Height of 14 metres under the E4 Zone.

  3. Communications – NBN and Starlink (Wireless) or 4G Data Services from all major Telcos.

  4. Vegetation Buffer – each lot has a 10 metre vegetation buffer from Old Wallagoot Road or the Sapphire Coast Turf Club frontages.

  5. Rates and Taxes – Will be calculated once Land Values are determined by the Valuer General. We understand there will be no water or sewer rates applicable to all Lots.

  6. Fences – To create consistency, all front fences are to be 1800mm high ‘Diplomat Profile’.

  7. Façade Colours – Building facades facing the Sapphire Coast Turf Club are to be Colorbond colour Forrest Green, to create a uniform view from the Turf Club. All other building colours at the owner’s discretion.

  8. Inter Allotment Drainage – The developers have already prepared easements for any stormwater drainage between the lots.

  9. Parking Requirements – Subject to Individual Development Applications, under the E4 Zone, parking requirements for industrial units and commercial buildings are typically 1 space for 100m2 for warehouse units and 1 space per 50m2 for offices/retail. Larger warehouses may require less parking ie 1 space per 300m2 of floor space.

  10. Potential Uses – The Zone permits a variety of uses not limited to: depots, food and drink premises, freight transport, garden centres, hardware and building supplies, neighbourhood shops, office premises, plant nurseries, rural supplies, take-away food outlets, timber yards, warehouse and distribution centres, vehicles sales and service, landscape supplies, industrial showrooms and general industries.
